Water infiltration is one of the biggest dangers to decreasing pavement’s lifecycle. To ensure it remains in top condition, it is critical to implement a planned maintenance program by crack sealing, filling potholes, and seal coating. If this type plan is not implemented in a timely fashion, asphalt repair and patching and asphalt removal and replacement can become necessary.
When water seeps into pavement through cracks that are not sealed or improperly sealed, potholes can occur. When the water freezes, it expands and enlarges the crack. A void is left when the ice melts, causing the surrounding the pavement to fall into the void.
When a pothole becomes more severe and the water freeze and thaw cycle has infiltrated the substrate, it may become necessary to make a more significant repair by removing and replacing the asphalt.
Crack sealing is one of the most effective tools to help prevent the damage associated with the freeze thaw cycle of water infiltration. The process involves thoroughly cleaning all cracks of debris. Depending on the severity, this can be accomplished by compressed air, a rotating wire brush, or by routing the crack. Once it is properly cleaned, an appropriate hot-applied crack-filling material is poured into the crack, sealing out the water.
Together with crack sealing, seal coating is one of the most important parts of a parking surface maintenance plan. There are several benefits to regular seal coating. A new, dark-black sealant beautifies as the pavement looks and wears like new. Next, with a properly applied seal coat, oxidation is slowed. Finally, it also acts as a waterproofing agent minimizing water infiltration.
